History

The future of the North 40 has been under discussion for more than 30 years. The Yuki family has proudly owned and operated the property since 1945. In 2008, the Yuki family determined that it was time to unlock the potential of their land to help meet the town’s future needs:

  • To expand the tax base
  • Help fund schools
  • Enhance town services
  • Create jobs
  • Build a careful mix of new housing and shopping experiences steeped in Los Gatos’ agrarian roots.
 

All of this to keep Los Gatos’ downsizers and young professionals living, working and shopping at home, in Town.

Grosvenor Americas, which has been creating neighborhoods around the world for 343 years, has chosen to work with the Town to develop a vision for the future of this important piece of land on the Town’s northern end.


Approximately 15 of the remaining undeveloped 20 acres on the northern end of the North 40 (Phase II) are owned by the Yuki family, which is now controlled via contract by Grosvenor Americas. Phase I of the North 40 is under development by SummerHill Homes (the bulk of residential which is now called Bella Terra) and Harmonie Park Development (the retail district which is now called The Junction).


Plans for the development of the North 40 have been in the works for over two decades. During this time, numerous public meetings have been held to plan the future of the North 40 property.


We understand that the residents of Los Gatos care very deeply for the Town. We intend to continue to listen carefully to what Los Gatos residents expect for the next phase of The North 40. Working together, we believe we can build a legacy that respects the past, protects the Los Gatos of today and meets the needs of the future.


The Los Gatos Town Council appointed a Commercial Specific Plan Committee to study economic development opportunities in areas within the Town including the North 40.

North/40 Timeline

1989



The Town’s General Plan was amended to state that the North 40 area should be developed with mixed-use commercial including destination retail.


1993



A draft North 40 Specific Plan was completed to further define the vision contained in the existing General Plan; however, this plan was never adopted.


1999



Los Gatos resumes the specific planning process.


2009



The Town adopted the North 40 Specific Plan, which envisions a mix of uses, including residential, office, retail, and hotel designed in a manner that celebrates the agrarian history of the site.


2015



The Town adopted the North 40 Specific Plan, which envisions a mix of uses, including residential, office, retail, and hotel designed in a manner that celebrates the agrarian history of the site.


2017



Town Council amended the Specific Plan to allow an applicant to submit proposals that differ from the Specific Plan as a Planned Development (PD) overlay. If a PD is to be implemented, it must be accompanied with a Development Agreement that would outline requirements for community benefits for the Town in addition to other terms of development to be agreed upon by the developer and the Town.
